The inner axle seal from the front end that tends to leak with age and wear, a plugged axle vent, a bent axle housing (far more common in Toyota mini-trucks/Hilux LN106 than Land Cruisers), when the knuckle trunion bearings are loose from age or wear, and when the spindle bushings are worn out.
ie: if your inner axles are running out of concentricity with the outer axle (birfield)... due to wear or damage you may get a leak of gear oil into the knuckle which will wash-out the grease. There are more advanced seal designs, such as those from Marlin Crawler, but you should really try to find the actual source of the problem before blaming the seal.
